Credit Watch: Since we work with investor
during their acquisition and investing phase, we see
the investor’s credit report before they began
investing and during.
At Pre-qualification: We review your credit
and give you tips on how to possibly improve your
credit score further. For example, if you are
purchasing a new construction that has 3 months left
then these corrections to your credit could improve
your credit score therefore improving your rate and
terms before closing.
While purchasing: We monitor your credit
score and what might affect your score. As the
months pass and you continue to buy houses, we will
need to pull your credit report to keep it “new” for
underwriting though we do keep the credit pulls as
minimal has possible. We continuously compare it to
the prior reports and notify you immediately if any
major changes. If there is anything that can be done
to improve it, we will give you the suggestions to
keep your score has high as possible so your rates
stay as low as possible for future financing.
Property management guidance and tips on tenant
screening: Tica has 20 tenants which she
personally manages 19 in two states on both
commercial and residential properties. Feel free to
bounce your questions and concern and hear our point
of view on property management. Hear our tips on
automatic rent increases, enforcing late fees and
what questions to ask when screening your tenants.
What to look for when analyzing potential tenant’s
employment, income, rent and credit history… just
like a lender screens a borrower.
Lots of Options: We feel everyone has
separate and individual goals. That’s why when a
borrower calls us asking for a 5% down payment rate
quote, We will give them both a quote for 5% and 10%
down payment. This allows the buyer to understand
the premium they are paying to put less down. If the
borrower is looking for interest only payments, we
will give them the information for principal and
interest payments as well. If you are inquiring
about a five-year fixed, we’ll give you the option
of a 30-year fixed too, at times, the 10-year fixed
may be attractive too.
We work hard and take the extra time to give our
customers as many reasonable options so they can
make the best informed decision on something that
will affect their pocket book every month and their
overall investment achievements.
