Annual Mortgage Payment Amount

Most commercial lenders want this ratio to be 1.2 or better. In other words, the property needs to cash flow 20% or more then your annual mortgage payments (not including taxes and insurance).

When you are buying a property with “below market rents”, those rents will keep your lender’s cash flow numbers low AND your debt service ratio. With a 680 or better, we have a program that will accept a debt service ratio at 1.00 or a breakeven cash flow. That is a RARE feature in commercial lending but helps great deals close for investors!
